Getting a home ready to sell is more than just cleaning and removing clutter. Home safety issues can give a potential buyer leverage in the purchasing process, and take a huge chunk away from any seller's asking price. By addressing these issues beforehand, sellers can eliminate that risk.
"A buyer wants to move in with a clean bill of health on a house. They want to know what they're getting is safe and up to date," said John Graham, co-owner of House Calls Home Inspection Services, in Hudson Falls.
Graham said that issues such as railings on outdoor steps, pressure relief values on water tanks, and specific outlets required for any outlet within six feet of a water source are common safety hazards his business finds in both new and old constructions.
"If a structure was built before 1987, we know we'll have to make sure GFCI outlets (special outlets that protect from potential hazards of water combining with electricity) are near water sources. A buyer, or anyone living in the home, is going to want to know that these type of things are in order," Graham said.
It is also important to address the date of the roof, the type of wiring and electrical panel, the foundation, and the overall status of the structure itself.
"A buyer or a seller should know these things about the home, for both safety and sales," Graham said.
"Home inspections should also highlight the positive aspects of a home. In fact, many of the home inspector's observations or recommendations help to dispel home purchaser anxieties, and provide useful repair suggestions," according to www.housecallsonline.net
The bottom line: You'll get a better price if you address these issues, or, you'll feel better living there knowing you're investment is sound.
